This is perhaps the question I get asked the most. It is of course one of the most important questions that can be asked when making a new purchase. So let me walk you through the basics of what you can expect for per square foot price when it comes to concrete floors. I’ll explain a few things that will keep the cost down and a few that might make it go up.
A Polished Concrete Floor
Polished Concrete - $4-7 / Sq.ft
Most polished floors are going in the 5-6 dollar range. Beside the more obvious factors when comes to price like the shine level of the finish or how much aggregate is exposed, here are a few things that can raise or lower the price:
Damaged concrete can raise the price as appropriate repairs must be made.
Partitions. This is one that can go either way. more partitions means more labor, however fewer can mean a faster process resulting in a lowered per foot cost.
Location. If you are outside of the major cities in the maritimes this could ad to the cost as it results in additional travel time and cost
Volume. The more area we have to polish the better the price. The reason being that for example an 800 square foot floor can take s long to polish as a much larger floor because of the lack of room for equipment.
Grind and Seal Floor
Grind and Seal - $2-4 / Sq.ft
A lower cost alternative to polished concrete a grind and seal can give a sleek and modern concrete look at a fraction of the cost. The reason for this being that the labor is much less to produce a grind and sealed floor. As for factors that effect the price the same variables apply as with a polished concrete floor.
A Flake Epoxy Floor
Epoxy Floors - $4-9 / Sq.ft
Quickly becoming a popular choice for homeowners and business owners alike there are many different types of epoxy floors ranging from solid colour to flake to metallic epoxies. Here are some factors that effect the price:
Type of epoxy. “You get what you pay for.” We have all heard it many times but this is somewhere it really applies. For example if you have an area that is exposed to sunlight you will need a UV stable top coat, otherwise the coating can yellow over time.
Damage to concrete. As with the previously mentioned finishes if there is damage it must be repaired.
Custom flakes. If you desire a mix of vinyl flakes that is a custom order this will increase the price.
Custom metallic colours and patterns.
